Homebuyers in St Helens can save more than £4,000 in their first year of owning a brand new home.

Morris, which is developing Waterside Village on Lowfield Lane in St Helens, and College Place on Crow Lane East in Newton-le-Willows, has conducted research into the cost of some of the most common modifications buyers make when moving into older properties.

This includes fitting a new, more energy efficient boiler, high-grade insulation, security lighting, and new locks to bring the property up to current standards, and giving a fresh coat of paint to every room.

The total cost that buyers can expect to spend is £4,393.

Chris Minshall, sales director for Morris, said: “Moving home can be expensive, and budgets can be squeezed even further by having to upgrade appliances such as the boiler once you are settled in.

“The benefit of a new home is that all of these features are already installed, and the property is also supplied with a 10-year warranty to provide peace of mind.

All properties are available with Help to Buy, which reduces the deposit needed to buy a home to just five per cent of its value. A further 20 per cent is provided by the Government in the form of a loan which is interest-free for five years.

Morris’ Part Exchange scheme is also available to help buyers to move quickly into their new home. Under the initiative, Morris will purchase a buyer’s existing property for 100 per cent of its market value.

This removes the need for estate agents and, with a guaranteed buyer in place, can significantly reduce the length of the moving process
